TIDO, The Innovative Directors Office, creates or suggests innovative products (e.g., bio cafes, ballonnet, Cavissima, DHD...) for investors. TIDO also offers strategic real estate consulting services for innovative products related to Proptech (Crowdfunding, Coworking, Coliving, Diffuse Hospitality, Tiny House, etc.) or related to "Hospitality, Food & Beverage."
Regarding the company DolceVista Hotel&Villa, it goes beyond consulting on innovative products to perform a MOD (delegated project management) to support real estate development projects and subsequently implement hotel services. (see the website www.dolcevistahotelvilla.com)
TIDO, The Investment & Development Office, is a financial holding company that audits and then invests in real estate companies and "Proptech" or "Hospitality, Food & Beverage" startups.
TIDO, The Independent Directors Office, is a group of directors to promote corporate governance in Europe by supporting companies in strategic change management (evaluation and training of the Board of Directors, ethics, digital transformation of organizations).
Serial entrepreneur, Silvano Pedretti has extensive experience as a business leader, company founder, corporate director, and investor, enabling him to support various types of companies in their board of directors or strategic development needs. He graduated from Sciences Po Paris (Master in Strategy and Management), Sorbonne (Master in Corporate Real Estate), and holds certificates in corporate governance from INSEAD and digital transformation of organizations from Emlyon Business School. He continues his career by leveraging his passion for real estate and corporate governance through various positions (entrepreneurs and investors, audit/consulting).
The global financial crisis of 2008 led him to take an interest in corporate governance, convinced that it can better support leaders in their decision-making. In 2012, the idea of creating The Independent Directors Office was born to meet the needs of leaders and directors. The activity really started in 2014 after his thesis at Sciences Po ("The Independent Director, a Value Creator?") and his registration at the IFA (French Institute of Directors).
At the same time, TIDO (The Innovative Directors Office) adapts to the constant changes of the modern world by specializing in real estate and hotel innovation while also continuing real estate projects (real estate development and investments: see the recent project of DolceVista Hotel&Villa in Italy for diffuse hospitality.

Originating several companies in multiple fields, Silvano Pedretti's confirmed experience in the real estate sector in France and internationally (real estate development and management of residential and corporate hotel assets), his knowledge of the digital world and Proptech (co-living, crowdfunding...), corporate governance (supporting companies and leaders in the digital transformation of organizations), and real estate innovation make him an ideal partner.
After studying at Sciences Po Grenoble and the Conservatoire National des Arts et Métiers de Paris (CNAM ICH "Institute of Construction and Housing with accreditation from the Royal Institution of Chartered Surveyors RICS"), Silvano Pedretti began his career in 1988 as a real estate program director at Bouygues and then Eiffage. At the same time, he studied at the Sorbonne (Master in Corporate Real Estate DESUP 1992-1993) and visited Prague several times between 1991 and 1993.
During the summer of 1993, as a founding partner and co-President, he joined Orco Property Group to initially develop the business in the Czech Republic and then throughout Central Europe, as well as Berlin and Moscow. In 15 years, Orco Property Group became one of the European leaders in real estate and hotel development and management, listed on the Prague and Paris stock exchanges with assets of over 2 billion euros and 2,000 employees; Orco and its hotel subsidiary Mamaison (https://www.mamaison.com/fr/) merged in 2013 with the CPI group (https://www.cpipg.com/en) reaching assets of over 20 billion euros in 2023.
After leaving his operational role at the end of 2003 (while remaining an associate director and chairman of the shareholders' general meeting until 2013), he founded TIDO (The Investment & Development Office) in the Czech Republic in 2004, an investment company that would take stakes in various companies in the Czech Republic and Europe. TIDO's activities rapidly developed in two other areas - other than investment - in 2005 (innovative real estate and other products in hospitality food & beverage) and in 2012 (corporate governance).
Wishing for a strong and secure Europe, he ran in the 2004 European elections, representing the Czech Republic and a Prague-based anti-corruption party (ceskyuprech) which received over 12% of the votes and 3 MEPs.
That same year, he was appointed consular advisor and also French foreign trade advisor (appointment CCEF by ministerial decree), with each position based in the Czech Republic.
In 2005, to help parents in difficulty, he founded the Children of Europe Cz association, which supports parents and children with psychologists and mediators in the area of shared custody, which was almost non-existent in the Czech Republic. Children Of Europe conducted over fifteen mediations per year between 2005 and 2015 and received funding from the Czech government.
Residing in Prague since 1993 with his family, he invests in Europe and recently in Italy, regularly visiting Alba (Piedmont region, Italy) to oversee his new innovative diffuse eco-live style hotel project****.
